Position Summary
The Commercial Estimator is responsible for developing accurate, competitive masonry bids for commercial construction projects. This role directly impacts company revenue and profitability by building a strong bid pipeline, maintaining disciplined pricing, and achieving targeted win rates and margins. The estimator will be accountable for dollars bid, sales awarded, gross profit, and win rate, working closely with operations and project management to ensure a smooth transition from estimate to execution.
Key Performance Targets
- Annual Awarded Sales Target: $5,000,000
- Gross Profit Target: 40%
- Win Rate Target: 40%
- Annual Bid Volume: $12.5M+ in qualified commercial bids
Primary Responsibilities
- Prepare detailed, accurate masonry estimates for commercial projects.
- Develop and manage a consistent pipeline of approximately $1.0–$1.1M per month in qualified bid volume.
- Perform quantity takeoffs for masonry, stone, CMU, brick, and related scopes.
- Solicit, evaluate, and level supplier and subcontractor pricing.
- Analyze plans, specifications, schedules, and contract documents.
- Price work to achieve company margin targets while avoiding underbidding risk.
- Track bid results, win rates, and estimating accuracy.
- Participate in scope reviews and turnover meetings with operations.
- Maintain estimating databases, assemblies, and historical cost data.
- Support value engineering and alternate pricing as required.
- Communicate professionally with general contractors, architects, and owners.
Required Qualifications
- Minimum 5 years of commercial construction estimating experience (masonry preferred).
- Strong understanding of masonry systems, labor production, and material costs.
- Proven experience estimating projects ranging from small commercial to multi-million-dollar scopes.
- Demonstrated ability to maintain competitive win rates while protecting margins.
- Proficiency with estimating and takeoff software (e.g., Bluebeam, PlanSwift, On-Screen Takeoff, Excel).
- Strong organizational, analytical, and time-management skills.
- Ability to manage multiple bids with tight deadlines.
Preferred Qualifications
- Masonry-specific estimating background (brick, block, stone veneer).
- Experience working closely with operations and field leadership.
- Knowledge of local commercial construction markets and GC relationships.
- Prior responsibility for revenue or profit targets.
Compensation & Incentives
This position is compensated under a hybrid structure combining base salary and performance incentives:
- Base Salary: $55,000–$65,000 (experience dependent)
- Performance incentives tied to awarded sales volume, gross profit performance, win rate, and dollars bid
- Target Total Compensation: $100,000+ annually
- Uncapped upside for exceeding sales and margin goals
