50X60 Hangar Coeur d'Alene, ID - $170000 (Hayden)

2753 West Cessna Ave
Wanting to escape? Brand new extremely well built 50X60 Hangar on the Coeur d’Alene Airport. High quality used throughout. Where other builders scrimp, we used the best of the best. We used treated laminated poles not solid poles which can split, crack, break and rot because of insufficient treatment. We used ceiling trusses on 48” centers rather than 10’ to 12’ centers like most other builders. The trusses are set on LVL beams. LVL will almost never warp, split or twist. We used a 44’X16’ Hi-Fold Door. The Hi-Fold door is the highest opening folding door on the market. With one button push the door will unlock itself and then rise to the end of its travel. Again, with one button push the door will lower and then lock itself. With this one button operation a remote control conversion would be easy. You can open your door from locked to completely open as you taxi in. I also ordered the door special with a man-door in it. There are no doors under the drip line of this hangar. No meters, nothing that can be damaged by snow or rain runoff. There is an insulated 12’X14” Rollup Door. Almost anything that can be towed or driven to the hangar will fit through that door. Electricity, Gas and Water are run to the hangar. When we plumbed the Frost Free Hydrant I had a “Tee” put in so it will be easy to tap into later. The hangar has both 110 and 220. There is a 200 Amp Panel with ample expansion room. The hangar conforms to 90% of the market on the Coeur d’Alene Airport. By that I mean it’s a great Summer hangar just as it is. However, if someone wants to insulate it, I have set them up for success with vented soffits all around and the ceiling trusses are already designed for a metal ceiling. Fresh Hydroseeding over truckload after truckload of top soil. The hangar is conveniently located on Cessna Ave. which is a public street. The airport drawings show a sewer stub out ready to be hooked up on this lot. I left a 3’X6’ area of the floor unpoured so installing a bathroom later will be much easier. 16 4000 Lumen LED lights. I’ve turned them on at 17 degrees and they come right on with no flicker. Much better than old school fluorescent. Get away from the madness, make the move to Free America.
